Expert Mortgage Advice for Landlords in Littlehampton, Rustington, Angmering, and Beyond
Investing in property can be a lucrative venture, but navigating the buy-to-let mortgage landscape requires expertise. At TouchPoint Mortgages, we specialise in providing tailored advice to landlords across West Sussex, including Littlehampton, Rustington, and Angmering.
A Buy to Let Mortgage is specifically designed for people who want to purchase a property to rent out, rather than live in. Unlike residential mortgages, the lender assesses the property’s rental income – not just your personal income – to determine affordability.
Buy to let mortgages are available for both individual investors and limited companies (sometimes called “Ltd Co BTL”). Whether you’re buying a single property or building a full portfolio, we’ll find the most suitable mortgage for your needs.

At TouchPoint Mortgages Ltd, we’re dedicated to empowering you with informed decisions and securing your financial future. Get in touch today to explore how we can assist you with mortgage and insurance solutions.
With a buy to let mortgage:
You typically pay interest only, although some lenders offer capital repayment options
Monthly repayments are usually covered by the rental income
The loan amount is based on the property’s expected rental income, not just your salary
You’ll need a larger deposit than with a standard residential mortgage
Lenders use a different approach when assessing affordability for buy to let mortgages. Rather than focusing on your personal income, they look at how much rent the property will generate.
This is known as the Interest Coverage Ratio (ICR) — typically, the rent must cover 125% to 145% of the monthly mortgage interest payment, assuming a notional interest rate of around 5.5% (this varies between lenders and whether you’re a basic or higher-rate taxpayer).
For example:
If your mortgage interest cost is £500/month
The lender might require the rent to be at least £625 to £725/month
Some lenders may also consider your personal income (known as top-slicing) if the rental income falls slightly short.
Most lenders require a minimum deposit of 25% for a buy to let mortgage. However:
A few lenders accept 20% deposits, although rates are often higher
The most competitive interest rates are typically available at 60% to 75% Loan to Value (LTV)
Portfolio landlords may need to show equity across their entire portfolio
We’ll help you work out the most cost-effective deposit amount for your situation and ensure your investment delivers a strong return.
Yes — although not all lenders cater to first-time landlords, there are several that do. At TouchPoint Mortgages, we regularly help:
First-time buyers purchasing a property to rent
First-time landlords who already own their own home
Investors using family support or gifted deposits
We’ll guide you through the process and ensure you meet all eligibility criteria.
More landlords are now buying properties through a limited company for tax efficiency. We can help you understand the pros and cons and access specialist lenders who support Ltd Co BTL arrangements.
This can be particularly useful if you’re a higher-rate taxpayer or planning to grow a portfolio.
We’re a whole of market mortgage broker, meaning we can access deals from a wide range of lenders — including those who specialise in buy to let mortgages for:
First-time landlords
Experienced investors
Ltd company structures
Complex income or portfolio scenarios
We’ll assess your goals and guide you to the right deal for your circumstances, with no jargon and no upfront fees.
